1. What do lenders consider when looking at my mortgage application?

Although lenders consider many factors, they typically focus on the following main areas:

  • Income to Debt Ratio: The money you make minus the bills you pay to determine how much you can afford on a mortgage each month.

  • Assets: The amount of money you have to cover the costs of buying a home.

  • Credit:  If you have met your other financial obligations the lender can better predict the repayment your mortgage.

  • Property: The home you want to purchase needs to have enough value to act as collateral for the mortgage.

 

2. Why should I get pre-approved for a mortgage?

Pre-approval give you a price range while looking for a home by considering the following areas: debt to income ratio, assets, credit and property.  This also gives you a loan commitment from your mortgage company and shows sellers that you are a qualified buyer.  The process is the same as a typical mortgage application but your application does not include the property information.

 

3. What if I have had problems with my credit?

4. What is the minimum down payment on a home?

5. How much will I have to pay for closing costs?

Closing costs are determined based on the lender, mortgage type, purchase contract, location and other factors.  Typically they include the following:

  • Lender fees:  You may be charged by your mortgage company for expenses related to making the loan, an appraisal fee, a credit report fee, origination points and discount points.

  • Third party fees:  Services not provided by your lender including the settlement fee, title insurance and attorney’s fees. 

  • Prepaid items:  Your lender may need to receive the following mortgage costs in advance including pre-paid interest, hazard insurance and deposits to set up an escrow account.

 

6. Would a fixed-rate or adjustable-rate loan be better for me?

Most mortgage loans have either a fixed interest rate or an adjustable interest rate. 

Fixed-rate Mortgage:  The interest rate never changes and your payments remain stable throughout the life of your loan.  This is a good option is you plan to stay in your home long term and are buying at a time when rates are relatively low. 

 

Adjustable-rate Mortgage (ARM):  The interest rate changes at regular intervals, usually once a year, based on a market index formula.  Most adjustments are made after an initial fixed period, usually spanning three months to ten years.  This is a good option if you plan to move before your adjustment begins or if you are buying at time when rates are relatively high.
